Building on great bones
How do you reimagine a dated property for cutting-edge clients? This was the question we found ourselves facing when Nestlé decided to relocate from Los Angeles and left a 76% vacancy in 800 North Brand.
Our team saw a clear opportunity from the outset. The 21-story building had great bones and a fantastic location, but the 90s formal aesthetic wasn’t right for the area’s growing tech scene. Our challenge: to bring a new creative energy to the building, elevating its original charm and character with modern features and amenities.
Embracing LA Lifestyle
We moved quickly on a $25 million capital plan to transform the building. We also connected with a growing tech company with Glendale roots, ServiceTitan, who was intrigued by our vision and eager to expand into a larger space. Before work began, ServiceTitan signed an initial 125,000-square-foot lease—a real win for the project.
Over the next three years, we built a close creative partnership with the ServiceTitan team, incorporating their feedback and involving them in our improvements, every step of the way. Our shared focus on bringing health, wellness, and the LA lifestyle to the building led us to these key improvements:
Extended the workspace outside. We transformed the grounds from a formal, manicured garden into a vibrant outdoor space that tenants can use year-round. Now, it’s a 30,000-square-foot plaza with solar shades, game zones, and seating clusters.
Modernized the lobby. We created a bright, welcoming entrance featuring a 250-square-foot media wall of shifting, atmospheric imagery with a Southern California vibe.
Added an open-concept lounge. By repurposing a 6,000-square-foot corporate cafeteria, we created a central kitchen, two seating areas, a library, and an outdoor patio. We also installed the latest audio and video technology and added architectural tiered seating, making this the perfect place for all-hands meetings and large-scale events.
Brought healthy food options onsite. We partnered with a local food service operator to launch NOON, an indoor-outdoor café that serves up healthy breakfast and lunch options, inspired by LA’s fresh produce and food scene.
Transformed the gym into and wellness haven. Spanning 12,000 square feet, the new fitness center was outfitted with a spin room, yoga studio, spa-like locker and shower rooms, and boutique cardio equipment.
Created a new basketball court. We repurposed an unused nook near the parking garage to create an outdoor basketball court, perfect for a quick game of pickup or a team-building tournament.
This transformation is a testament to the power of our creative partnership with ServiceTitan. Outfitted with their specific needs in mind, their new HQ fit like a glove from day one—so perfectly, in fact, that ServiceTitan extended their initial lease to 208,000 square feet.
Today, 800 North Brand is uniquely positioned to offer not only a creative tech workplace but also expansive outdoor spaces and healthy food options that bring more wellness into the workday.
