Unlocking potential in Emeryville

RATIO Innovation Campus is a 242,000 square foot destination that merges the best of the Bay Area’s lifestyle and life science. Situated in Emeryville, RATIO posed a unique opportunity to leverage our expertise in life science, repositioning an ordinary office complex into a cutting-edge life science destination.  

A technical transformation

In RATIO, we saw an opportunity to create a vibrant, design-forward campus that could attract nearby talent from UC Berkeley, Stanford, Lawrence Berkeley National Lab, and more. Our plans involved a comprehensive capital investment of $25 million focused on strategic improvements including: 

  • Critical infrastructure upgrades to support advanced life science operations

  • Structural enhancements and new mechanical systems

  • Installation of specialized service elevators and generators

  • Comprehensive building system modifications to meet rigorous scientific requirements

Our improvements were equally focused on design and placemaking, creating a bustling environment with energizing spaces and amenities. 

  • Celebrated the campus’s historic character, creating a modern, cutting-edge lab within a historic timber building. By preserving the building’s original architectural beams, we created a striking contrast to the stereotypical, sterile lab setting.  

  • Reimagined the amenity suite with a fitness center and spa-like wellness features, along with new lobbies, bike storage, and a revamped, full-size basketball court.

  • Commissioned renowned Bay Area artist, Jenny Sharaf, to create a series of site-specific murals, infusing the campus with creative energy throughout 

  • Introduced Beacon Ready Labs, our collection of move-in-ready offices and labs designed with maximum flexibility for fast-growing teams.

A strategic approach to leasing   

By leveraging our deep understanding of life science infrastructure and market dynamics, we were able to yield exceptional results. We leased roughly 70k square feet of life science space, achieving rental rates nearly 40% above initial underwriting. In just a few short years, Ratio Innovation Campus has become a testament to our vision: creating a place that doesn’t just house innovation, but actively inspires it every day.
