From the outset, Dynamic One couldn’t resemble a traditional development; to attract world-class medical and research institutions, it needed to embody the innovative work that would happen within it. We took a design-forward approach to every element. Key highlights include:

• Meticulously designed environments, which received widespread recognition and a feature in Architectural Digest. Creating a contrast to the fast-paced lab environments, we worked with Texas interior designer Melanie Raines to design organic spaces and a retreat-like vision. She opted for eclectic elements and an earthy, warm design language, creating an environment where innovation thrives naturally.

• Bench-to-bedside possibility for our tenants as commercial enterprises work side by side with renowned research institutions. This unique community of tenants across life science invites the rare chance to see a discovery from the lab to the clinical setting.

• Beacon Ready labs, which offer tenants the ability to opt for move-in-ready labs, so that they can hit the ground running from their first day on campus.

Our leasing strategy to bring those teams together was proactive and strategic, earning early leasing commitments from cutting-edge anchor tenants including Baylor College of Medicine, Houston Methodist, and Rice University. The impact of each new addition compounds on the next, creating a community of innovators.
