Imagining a unified waterfront campus
Along East Cambridge’s thriving innovation corridor, we saw an opportunity to create a whole greater than the sum of its parts: a cohesive campus comprised of three separate buildings along the waterfront. Through strategic, off-market acquisitions of One, Two, and Ten Canal Park, we set out to transform the disconnected spaces into a unified destination for leading technology and life science companies.
Creating a cohesive identity
The East Cambridge location offered a number of strategic advantages over its neighboring alternatives. The waterfront setting, of course, was a unique differentiator, along with convenient public transportation access and proximity to local amenities. Our $11 million capital improvement focused on elevating these features, creating a distinctive identity that would attract dynamic, growing companies while maximizing operational efficiency. Key improvements included:
Creating a holistic campus experience through coordinated exterior renovations and new signage that created a cohesive sense of place.
Incorporating distinctive design elements including eye-catching lobby installations for each building
Improving amenities across all the buildings to meet today’s tenants with an elevated lifestyle offering.
Upgrading the infrastructure, attaining WiredScore certification, and integrating energy efficiency improvements throughout
Innovation inspires innovation
By creating a unique and innovative place, we attracted equally unique and innovative tenants to fill it. Teams like HubSpot, Kayak, and CarGurus were all proud to call Canal Park their home base, and we were pleased to have the campus 96% leased when we sold Canal Park in January of 2016. For us, Canal Park is living proof that dedicated placemaking and attention to the lifestyle of our tenants can be transformative, turning individual buildings into a campus for creativity to thrive.
