Planned repositioning drives accelerating leasing demand at the property, reflecting flight to quality across the greater Washington, D.C. market
WASHINGTON, D.C., April 30, 2026 - Beacon Capital Partners (Beacon) announced plans for significant strategic renovations at The Towers (1000 & 1100 Wilson Boulevard) in the Rosslyn neighborhood of Arlington, Virginia. Renovation work began in January and is scheduled for completion this summer.
Since the property was acquired in December 2024 by a joint venture comprised of a Beacon affiliate and Qatar Investment Authority (QIA), approximately 250,000 square feet of leases have been executed at the 1.1 million square foot, two-tower property, affirming the growing tenant demand for high-quality office space in Arlington's premier business district. JLL is responsible for leasing and marketing the Rosslyn portfolio, including The Towers.

The Towers continues to attract a premier tenant roster, with recent leases and expansions by Sands Capital, the University of Virginia Darden School of Business, Alphataraxia, and POLITICO. This leasing momentum is a testament to the market's strong demand for high-caliber environments in dynamic locations.
The Towers will undergo a building renovation to create an elevated tenant experience, from arrival to rooftop, beginning with a captivating and welcoming entry experience. The reimagined lobby will feature a new café concept by Michelin-starred Chef Fabio Trabocchi. Additional public offerings include 14,000 square feet of on-site retail and dining, including the existing Italian trattoria, Sfoglina, and a grab-and-go food and beverage market.
Tenants will enjoy expanded casual gathering spaces, creating abundant opportunities for connection, relaxation, and rejuvenation. The main level features 8,000 square feet of brand-new conference and lounge space, designed to accommodate 120+ people throughout multiple rooms. Connecting the two buildings, a dynamic suite of experiential tenant amenities will be introduced on the mezzanine level, anchored by a 12,000-square-foot wellness-focused destination featuring the region’s first therapeutically designed salt room, advanced cryotherapy facilities, dedicated meditation areas, and thoughtfully appointed mother’s rooms. On the 20th floor, a state-of-the-art existing conference space for over 150 people will also be refreshed. Situated atop the building with excellent views of Washington, D.C., a modernized rooftop will offer a comfortable setting for tenant events, featuring a stylish bar, expansive terrace, and a fully equipped catering kitchen.
